A guarantee with a strategy behind it
The original 73-Day Guarantee was created to answer the question every seller has: “What happens if my home does not sell?” Today, that promise is supported by a sharper launch, professional presentation, targeted digital exposure, broker and buyer outreach, and decisions guided by real market response.
You receive a clear roadmap before going live, then concise updates throughout the listing—so you always know what is working, what needs attention, and what comes next.
How the 73-day system works
Every phase has a purpose, a measurable signal, and a decision point.
Review your goals, property condition, recent competition, likely buyer profile, pricing range, and the written guarantee terms.
Prepare the property story, professional visual package, MLS presentation, web distribution, direct outreach, and showing strategy.
Measure views, inquiries, showings, buyer feedback, competing inventory, and offers. Then adjust the plan using real response, not guesswork.
Expand outreach, sharpen the offer strategy, and keep you prepared for negotiation. If the home remains unsold, the written program remedy applies when all terms have been met.

Experience without the pressure
Christopher Carbone has worked in real estate since 1999 and leads HomeSmart Homes and Estates across New York and Connecticut. The purpose of the 73-Day Home Sale Guarantee is not to rush a seller into a decision. It is to make the brokerage accountable to a defined plan—and to give you clear information at each step.
“You should understand the strategy, the tradeoffs, and the promise before your home ever reaches the market.”
Frequently asked questions
Every qualifying seller receives the full written terms for review before enrolling in the program.
For a home that qualifies, HomeSmart Homes and Estates and the seller agree in writing to a 73-day marketing plan, the seller's responsibilities, and the exact listing-fee remedy that applies if the home has not sold within the agreed period. The written program agreement—not this website—controls the offer.
No. Eligibility depends on location, condition, marketability, showing access, the agreed launch price, seller cooperation, and other terms reviewed before the listing begins. The qualification review is free and does not obligate you to list.
No. You remain in control of whether to accept, reject, or counter an offer. Declining an offer may affect eligibility under the written guarantee, so those terms are explained before you sign anything.
No. This is a performance-based brokerage marketing program designed to sell your home on the open market. It is not an iBuyer offer and HomeSmart Homes and Estates is not promising to purchase the property.
It refers only to the listing-side brokerage fee remedy stated in the written program agreement. It does not waive buyer-broker compensation or legal, title, tax, inspection, repair, transfer, MLS, or other transaction costs.
The program is offered for qualifying residential properties in Westchester, Putnam, Rockland, Orange, Dutchess, Bronx, and Fairfield Counties. Availability varies by property and local market conditions.
Important program terms
The 73-Day Home Sale Guarantee is a brokerage marketing program for qualifying properties. Eligibility, the 73-day start date, initial price, property condition, showing access, seller responsibilities, exclusions, and the exact listing-side fee remedy are established in a separate written agreement signed before the listing is activated. “Sell it for free” refers only to the listing-side brokerage fee remedy stated in that agreement. It does not waive buyer-broker compensation or legal, tax, title, inspection, repair, transfer, MLS, or other transaction costs. No seller is required to accept an offer, although rejection of a qualifying offer or failure to follow agreed program terms may end eligibility. Not every property qualifies. This website is an invitation to request the written terms and is not itself a contract, appraisal, legal opinion, tax advice, or promise that a particular property will sell.
